Rental Index

The rental index (IRL) for the 2nd quarter of 2026 has just been published. This indicator serves as a basis for revising the rent of a vacant or furnished property with a lease agreement. It has increased by 1.15% over the past year, following a 0.78% increase in the first quarter.

When the lease allows it, the rent of a property can be revised once a year based on the annual evolution of the rental index. This revision takes place on the date specified in the rental contract or, if not specified, on the anniversary of the contract.
The National Institute of Statistics and Economic Studies (Insee) published on July 10, 2026, the level of the IRL for the 2nd quarter of 2026. In the metropolitan area, it stands at 148.37 (compared to 146.60 in the 1st quarter). This corresponds to a 1.15% increase over the past year.
This means that landlords can increase their rent by a maximum of 1.15% in metropolitan France.
The IRL is derived from the average of the evolution of consumer prices excluding tobacco and excluding rents over the past 12 months.
The rental index (IRL) applicable in Corsica is set at 146.22 and that applicable in the regions and departments of overseas (Guadeloupe, French Guiana, Martinique, Réunion, Mayotte) at 146.94.
