The move-in inspection documents the apartment when you arrive: compared to the move-out inspection, it's the basis for any deposit deductions for damage.
You do it with the landlord (or agency), both present. It's written, signed, and you leave with your copy. Describe everything carefully: stains, scratches, equipment, and meters if charges aren't included.
Signed in a rush? You have 10 calendar days to request clarifications on any item, and during the first month of the heating season for heating.
When you move out, the landlord must return your deposit within 1 month of handing over the keys if the move-out condition matches the move-in condition, 2 months otherwise. Each deduction must be justified (quotes, invoices). Repairs due to wear and tear (normal wear) are not your responsibility. If they're late, send a formal demand: the deposit increases by 10% of the monthly rent excluding charges for each month of delay.
Tip: photograph each room and each meter on inspection day.
