Visale Free Guarantee: Who Can Apply, What Are the Limits, Don't Get the Order Wrong

Just arrived in France without a guarantor for renting? Visale is a free guarantee provided by Action Logement: it guarantees your rent to the landlord, and the entire process is handled on visale.fr.

Who can apply:

  • Ages 18-30: Any status works—students, interns, unemployed, freelancers all count.
  • Over 30: Private or agricultural sector employees, meeting one of the following—less than 6 months on the job (excluding permanent CDI contracts), net monthly salary not exceeding €1,710, within 6 months of a job transfer, or holding a job offer with start date within 3 months.
  • Any age: Those signing a bail mobilité (mobility lease).
  • Non-EU students: Must hold a valid long-term student visa (or passeport talent long-term visa) or student residence permit; cannot apply if the visa hasn't become effective yet.
  • Under 18: Can pre-apply from 17 years 10 months old; must be an adult at lease signing.

Rental guarantee ceiling (including utilities): Maximum €1,940 in Île-de-France, €1,575 in metropolitan areas (agglomération) with over 100,000 people, Corsica, overseas departments and territories (DROM), and Saint-Martin, €1,365 in other areas, and not exceeding 50% of income. For students without income documentation, there are fixed brackets: €1,000 in Île-de-France, €840 in the aforementioned areas, €680 in others.

Don't get the order wrong:

  1. First apply for a visa certifié on visale.fr; if your documents are complete and meet requirements, you'll receive the certificate within a few working days.
  2. The guarantee contract must be approved by the landlord before the lease is signed.
  3. The lease signing date must not be earlier than the landlord's confirmation date and not later than the visa expiration date; the lease effective date must be no later than the first day of the month following expiration.

How long the guarantee lasts depends on the lease type: 36 months for unfurnished apartments; 12 months for furnished, renewable twice; 9 months for furnished student leases; up to 10 months for mobility leases. The guarantee itself is free, but Action Logement will cover any unpaid rent, which you'll need to repay to them later.

Tips: When viewing an apartment, provide the visa number to the landlord on the spot for verification—it's much faster than submitting documents after the fact.

What was your situation when you applied? Write a note to help those coming after you. Complete guide: https://pionra.world/zh/p/visale-garantie-locative-etudiants-arrivants-france
